JTC reserves the right to revoke its sublease agreement by written notification to the tenant or tenant with a period of 3 months. In the case of 100% sublease of subsidiaries or a company/joint venture in which the lessee/lessee holds a majority stake of more than 50%, the maximum duration of the sublease until the expiry of the current rental/lease period. Please note that both the assignor and the assignee are subject to the following terms and conditions when applying for a rent transfer. JTC will inform you in writing of the amount of the refund you will have to deposit at the beginning of a new rental period. If you have an existing count and the amount needs to be recharged, you will also be notified in writing at the beginning of the new rental period. The termination of the lease relates to the early termination of the lease, either after the expiry or due to the abandonment of premises. The buyer takes care of the remaining rental period. The agreements provided for a fixed visa application fee and required officers to use declared credit cards only when they submitted a visa processing fee to the AMF. Since leases are short-term, tenants can only sublet their land to related companies. In the event that tenants have excess space, they can extend their rental by a lower quantum at the end of their current term. Following extensive consultation with different industrial and industrial organizations, it is generally accepted that 30% of the total gross floor area (BGF) is sufficient fixed space for a company that can be used as a buffer for fluctuating business volumes. As a result, as of October 1, 2014, JTC will adapt the maximum allowable sublease from 50% to 30% of BGF.

This quantum sublease limit does not apply to leasing companies that sublet to their 100% subsidiary or company in which they hold a majority stake of more than 50%. Since leases are short-term, JTC tenants can no longer sublet their land. In the event that tenants have excess space, they can extend their rental by a lower quantum at the end of their current term. If you need an extension of the stay beyond the date of termination, permission may be granted as long as the premises have not been bound by an arriving tenant. Under these conditions, you must continue to pay the existing rents and service fees. However, if the extension of the stay extends beyond the duration of the rental, the rent is calculated on the basis of the market rent and the service fees in force. For customers who have a lease agreement, you must make a modification to the lease agreement (for which the lease was concluded) or an addendum (for which only one provisional contract or lease has been concluded). If you wish to terminate your rental agreement with JTC prematurely, you must submit your application* to JTC via the customer service portal.
